PROPERTY TAX ASSESSMENT APPEAL / DIRECT ASSESSMENT FEE APPEAL
There are two assessment appeals services CRC offers for CRE owners. Direct Assessment Fee Appeal and Property Tax
Appeal. Municipal and County agencies provide a variety of
public services within their jurisdictions and bill the services as
"Direct Assessment Fees (DAF) or Special Assessments" on your
property tax bill. These DAF charges are not based on property
value, but on the types of services the property receives. The Los Angeles
County and Orange County's appeal processes provides the owner the right to
appeal the DAF back four years from the current tax year.
If
you have purchased real estate within the past 5 years, (2003-2008), there is a
high probability that you are OVER PAYING ON YOUR PROPERTY
TAXES and we can help. Since 1992, Assessment Appeal Advisors, a
division of CRC, has worked to provide our clients with premier assessment
appeal services. Under Proposition 8 (passed by the people in 1978), if
your property's current market value is less than the assessed value, you are
entitled to an equivalent reduction in your property taxes upon appeal. We have 20 years experience working with the County Assessors and
Assessment Appeals Boards in order to reduce our clients’ property taxes.
We charge NO UPFRONT FEES and ONLY EARN A FEE IF WE ARE SUCCESSFUL. If
we are not successful in reducing your property taxes/direct assessment fees,
you pay us nothing – NO SAVINGS, NO FEE DUE.
Put our experience of
over 5600 successful appeals to work for you. Our staff
has close to 20 years experience in assessment appeals and tax reduction
as well as experience as brokers, lenders and owners, which provides us with a
unique knowledge and advantage. We will prepare and present the
application for review of assessment, perform a market analysis of your
property’s present value, act as agent for you in negotiations with
county appraisers and represent you at the hearing(s) before the Assessment
Appeals Board, if required.
CRC will perform an initial no fee audit on
your property(s) to determine if your property qualifies for a refund or
adjustment for DAF and property taxes. We will go back up to four years
from the current tax year to get you the maximum refund or adjustment
available.
